    The Story Behind the Build

    A landmark commercial development in Chennai's OMR technology corridor, this IT park was conceived as a next-generation workspace. The design prioritises collaborative environments, energy efficiency, and technological infrastructure that future-proofs the building for decades. With LEED Gold certification as a target from day one, the project pushed the boundaries of sustainable commercial construction in Tamil Nadu.

    Client Requirement

    The client, a leading SaaS infrastructure firm, needed a Grade-A office complex with LEED Gold certification, 500-seat capacity across 4 floors, a data centre, cafeteria, and scalable MEP infrastructure for future expansion.

    Challenges Faced

    Rocky terrain demanded controlled blasting and heavy-duty piling. Coordination of 15+ subcontractors across MEP trades while maintaining a fast-track 14-month schedule required real-time project management using BIM 360.

    The Outcome

    Achieved LEED Gold with 92/110 points. The building was fully leased within 60 days of completion, and the client has commissioned Phase 2 with an expanded scope. The project was awarded 'Best Commercial Project 2023' by the Chennai Builders Association.
